Stucco Crack Types: What Each One Means and When to Call a Pro

The Tap Test: Your First Diagnostic Tool

Before you call anyone or buy any product, do a tap test on the area around any crack you find. Use your knuckles or a small rubber mallet, and tap rhythmically across the wall surface, working outward from the crack in all directions.

Bonded stucco makes a solid, slightly dull sound. Delaminated stucco, where the layers have separated due to water or adhesion failure, makes a distinctly hollow sound, like tapping over an air pocket. The hollow area is often larger than the visible crack or damage. If you find hollow areas, the extent of that delamination determines the repair scope more than the crack dimensions alone.

If the tap test reveals a hollow area larger than a dinner plate, or if the crack type is horizontal, stair-step, or accompanies bulging, call a professional before doing anything else. These conditions need diagnosis before repair, not the other way around.

Common Questions

How wide does a stucco crack need to be before I call a professional?
Any crack wider than 1/8 inch should have a professional assessment. At that width, the crack is large enough to admit monsoon-level water infiltration and may indicate movement in the structure or substrate rather than surface thermal movement. For cracks between 1/16 and 1/8 inch, a quality elastomeric sealant is a reasonable DIY response, but a professional can tell you definitively whether the crack is active (still moving) or dormant. Active cracks need flexible materials. Dormant cracks can be filled with cement-based products.
Is map cracking (alligator cracking) serious?
It depends on depth. Superficial map cracking confined to the finish coat is a UV and aging issue that is addressed with fog coat or elastomeric recoat. Map cracking that extends through the finish coat and into the brown coat, or that is accompanied by hollow sound when tapped, indicates a more serious problem. Tap the wall around the cracked area. If any section sounds hollow, there is delamination and the stucco needs to be opened and rebuilt, not surface-coated.
Can diagonal cracks at window corners be structural?
They can be, though they more commonly represent differential movement between the stiff window frame and the surrounding stucco. Classic 45-degree cracks radiating from window corners are seen on a large percentage of Tucson homes and are usually not structural. The concern is when these cracks are actively widening over time (compare photos from year to year), when they are wide enough for a coin to fit into the gap, or when they extend a significant distance from the window corner. Cracks at window corners that are greater than 1/8 inch wide and appear to be growing warrant a structural assessment, not just a stucco repair.
