October through May is the ideal window. Summer heat above 90 degrees F causes premixed stucco to dry too quickly, weakening the cure. Monsoon season (June 15 through September 30) introduces humidity and rain that compromises adhesion. We can work year-round but schedule multi-coat jobs outside the June through September monsoon window whenever possible.
That's efflorescence: mineral salts pulled to the surface as water moves through the stucco and evaporates. It's common in Tucson because caliche subsoil and mineral-heavy water contribute high salt loads. Efflorescence itself is cosmetic but signals moisture infiltration that should be addressed. We clean the stains with masonry acid wash and seal any cracks allowing water entry.
Don't wait. Tucson's monsoon rain hits hard and fast. Even hairline cracks allow water behind the stucco layer; once in, it migrates through the wall system. The combination of UV heat and overnight cooling that follows monsoons widens cracks by thermal expansion and contraction. Schedule an inspection in September or October, after monsoon season ends, for the best repair weather.
Like-for-like patching and cosmetic repairs generally don't require a permit in Pima County. Structural repairs, changes to wall assembly, or repairs tied to a remodel typically do.
