Pima County covers 9,187 square miles of southern Arizona desert. Tucson is the county seat and the commercial heart of the region, but most of the communities where we do the bulk of our stucco repair work sit in the suburban and semi-rural ring around the city: Oro Valley to the north, Marana to the northwest, Sahuarita and Green Valley to the south, and the Catalina Foothills, Vail, and Rita Ranch areas to the east and southeast.

When we say we cover Pima County, that means we physically travel to your property for the initial estimate at no charge. We look at the scope of work in person before we quote anything. Stucco problems are difficult to diagnose from photos alone. A crack that looks superficial in a picture sometimes reveals water intrusion or failing lath underneath once a technician is standing in front of it. We would rather come out and give you an accurate number than quote low from a photo and surprise you on the day of repair.

The desert climate in the Tucson metro creates specific stucco challenges that contractors in other parts of the country may not be familiar with. Our monsoon season, which typically runs from late June through September, delivers intense short-duration rainfall that drives water into cracks that a dry climate would allow to sit harmlessly. UV exposure in southern Arizona also degrades surface coatings faster than in cooler or cloudier regions. On top of that, Pima County soils include expansive clay layers that cause seasonal movement in foundations and slabs, which in turn creates cyclical cracking patterns in stucco. We understand these regional factors and factor them into every repair assessment.

Primary market

Tucson is our home base and primary market, covering zip codes 85701 through 85799. We work across all Tucson neighborhoods, from the historic barrios near downtown to the foothills estates north of Speedway. Whether your home is a 1950s ranch with original stucco or a newer build showing early cracking, we handle the full range of repair work.

Oro Valley, AZ

Northwest Pima County

Oro Valley sits just north of Tucson along Oracle Road. Many homes here were built in the 1980s and 1990s with exterior stucco that is now showing signs of age, including hairline cracking, efflorescence near windowsills, and water intrusion around trim details. We service the full Oro Valley area including Rancho Vistoso and the Naranja Road corridor.

Marana, AZ

Northwest Pima County

Marana has grown rapidly over the past two decades, and much of that growth came in the form of stucco-clad tract homes along Twin Peaks Road and Tangerine Road. Newer homes in Marana often show shrinkage cracks as foundations settle in Pima County clay soil. We provide free on-site estimates throughout the Marana area.

Sahuarita, AZ

South Pima County

Sahuarita is roughly 15 miles south of downtown Tucson along Interstate 19. The master-planned communities here, including Rancho Sahuarita and Black Bear, have a high concentration of stucco exteriors that benefit from regular inspection and patch repair before small cracks become water infiltration problems.

Green Valley, AZ

South Pima County

Green Valley is a retirement community approximately 25 miles south of Tucson. Many homes here are 20 to 40 years old and have original stucco systems that may not have been touched since construction. We assess and repair stucco on older homes throughout Green Valley, including color-matched patching where paint has faded.

Catalina Foothills, AZ

Northeast Tucson

The Catalina Foothills area occupies the rising terrain north of Tucson proper, between the city boundary and the Coronado National Forest. Homes here are often custom-built with premium finishes, and stucco repairs need to be executed carefully to match existing texture and color. Casas Adobes, AZ

Northwest Tucson

Casas Adobes is a suburban community immediately northwest of Tucson city limits along Oracle Road. It includes a mix of 1970s ranch homes and newer builds, many with stucco exteriors. Irrigation and sprinkler overspray are a common culprit for staining and moisture damage to stucco in this area.

Vail, AZ

East Pima County

Vail is a growing community on Tucson's southeast side near Interstate 10. Many newer subdivisions here used three-coat stucco systems that can develop diagonal step cracks at window corners and door openings. We handle both cosmetic patching and structural crack repair in Vail.

Rita Ranch, AZ

Southeast Tucson

Rita Ranch is a master-planned community on Tucson's southeast side adjacent to Vail. Homes here were built primarily from the early 1990s onward and use synthetic stucco and traditional three-coat systems. Central Pima County

South Tucson is an incorporated municipality surrounded by the city of Tucson. It has a dense stock of older adobe and stucco homes, many of which have not been re-coated in decades. We work throughout South Tucson on repair and re-stucco projects for residential and small commercial properties.

Drexel Heights, AZ

Southwest Pima County

Drexel Heights is an unincorporated community on Tucson's southwest side. Single-family homes here often have a combination of original stucco in good condition alongside areas that have been patched with mismatched materials over the years. We can assess and unify the exterior finish so repairs blend seamlessly.

Three Points, AZ

Western Pima County

Three Points, also known as Robles Junction, sits at the intersection of Highway 86 and Highway 286 west of Tucson. Properties in this rural area include older ranch homes and newer custom builds on larger lots. We travel to Three Points for repair and re-stucco work on a scheduling basis.

Picture Rocks, AZ

Northwest Pima County

Picture Rocks is a rural community northwest of Tucson near the Tucson Mountains. Properties here tend to be on larger lots with custom construction. Stucco in this area is exposed to significant dust and UV load from the desert environment, which accelerates surface weathering and eventual cracking. We serve Picture Rocks for inspections and repair work.

If your Tucson property has a zip code in that range, you are in our service area.

For communities outside the Tucson city limits but within Pima County, coverage is the same: no travel charge, free on-site estimate, same crew and same materials as our in-city jobs. The only thing that differs is scheduling availability during peak season, when we may have a slightly longer lead time for outlying areas like Three Points, Picture Rocks, and Green Valley.

If your property is outside Pima County entirely, call us and we will let you know whether we can accommodate you. For very large or specialized projects, we occasionally travel into Santa Cruz County to the south or Pinal County to the north.
