Stucco Problems Around Windows

Diagonal cracks from the corners

The corners of a window opening are where stress in a stucco wall concentrates, so expansion, shrinkage and small amounts of settling show up there first, as a crack running diagonally away from the corner. On a Tucson wall that swings 40 degrees or more between dawn and mid-afternoon in summer, these reopen year after year if they are filled with a rigid patch. Active cracks get a flexible elastomeric filler; see stucco crack repair for crack types.

Leaks at the window head

The International Residential Code (section R703.4) requires flashing at exterior window and door openings, lapped so water is carried to the outside. On stucco that means the building paper above the window has to lap over the head flashing, and the paper at the sides has to lap over the fin or flashing below it. When that order is reversed, rain that runs down the paper is steered behind the window instead of out, and the first sign is a stain on the drywall below the sill or a dark streak under the corners outside.

Foam trim and pop-outs

Many Tucson homes built from the 1990s on have foam window surrounds and sill pop-outs: shaped foam coated with a base coat and mesh, then finished like the wall. They dent easily and crack at joints, and they go soft when water gets behind them from the window head. A damaged section is cut out, new foam set and sealed, and the mesh and finish re-embedded so the profile matches the rest of the trim.

Stucco Repair After Window Replacement

Whether a window replacement touches the stucco depends on the window. A retrofit or insert window fits inside the old frame and is sealed at the face, so the stucco usually stays. A new-construction window with a nailing fin needs a strip of stucco cut back around the opening, commonly 4 to 8 inches, so the fin and flashing can be installed and lapped correctly. That strip is then rebuilt: paper lapped over the new flashing, lath, scratch and brown coats, and a finish coat matched to the wall. On an older faded wall, a fog coat over the whole elevation hides the patch line better than a spot match.

Stucco Repair Around Windows: Common Questions

Why does stucco crack at the corners of windows?
Window and door corners are where a stucco wall is weakest, so movement from heat, shrinkage or settling concentrates there and shows up as a diagonal crack running from the corner. In Tucson, big daily temperature swings make it worse. Most corner cracks are cosmetic, but they are also a direct path for monsoon rain into the wall around the window.
How much does it cost to repair stucco around a window?
This Old House's 2026 guide puts professional stucco crack repair at $8 to $20 per square foot, so a single corner crack is usually priced at a contractor's minimum charge. Resealing a window perimeter is about $3.25 per linear foot for professional caulking. A full stucco patch after a window replacement is priced by the area cut back, often a strip 4 to 8 inches wide around the frame.
Does replacing windows damage stucco?
It depends on the window type. A retrofit window that fits inside the old frame usually leaves the stucco alone. A new-construction window with a nailing fin needs the stucco cut back around the opening so the fin and flashing can be installed, and that strip then has to be rebuilt with paper, lath and stucco and matched to the wall.
Can foam trim around windows be repaired?
Yes. Foam trim and pop-outs are shaped foam covered with a cementitious base coat and mesh, then finished like the wall. Dents, cracks and soft spots are repaired by cutting out the damaged section, setting new foam, and re-embedding mesh and finish. If the trim is soft from water, the window head above it is usually the leak.
Should I caulk a crack around my window myself?
A thin bead of elastomeric sealant on a hairline crack is a reasonable stopgap before monsoon season. If the crack is wider than about 1/16 inch, if there is staining inside, or if the stucco sounds hollow around the window, the flashing or paper behind it may have failed, and caulk on the surface will not fix that.
